We’re hiring a Junior Contract Manager that can immediately step into an active, fast-paced, one-of-a-kind luxury residential building project in La Jolla, California.

A West Coast GBC Contract Manager coordinates and oversees the contracts and agreements between subcontractors, suppliers, vendors, designers, and other partners. This role is critical to the operational and organizational success of a project.

WHAT YOU’LL DO:

1. Contract Management:

· Manage the initial execution of contracts, ensuring all terms and conditions are clear to all parties and are followed.

· Collaborate with internal stakeholders of contracts including management, project manager(s)

· Review, draft, and revise contracts, including construction contracts, purchase orders, change orders, warranty claims, vendor and subcontractor agreements from creation to signature.

· Review Budget (Schedule of Values) to confirm consistency with contract documents.

· Issue and process all change orders.

· Issue completion reports to necessary parties and subcontractors finish their scope of work.

· Analyze contract workflow for efficiency.

· Research best practices in contract language, contingencies or additional inclusions for future use.

2. Communication:

· This role requires the ability to facilitate and effectively communicate with subcontractors and internal teams to ensure project alignment and clarity.

· Serve as the primary a supportive point of contact for subcontractors.

· Support the cultivation and continuation of strong relationships with clients, subcontractors, suppliers, and industry partners.

· Communicate to stakeholders when contracts are revised, updated or change orders are addedServe as the primary a supportive point of contact for subcontractors.

3. Risk Assessment:

· Identify and mitigate risks associated with subcontractor agreements, including liabilities and indemnities ensuring adherence to standards, legal regulations and company policies.

· Understand regulatory compliance impacted by contract language.

· Develop strategies to manage project costs and timelines effectively.

4.Performance Monitoring:

· Monitor subcontractor performance and compliance with contract terms.

· Conduct regular evaluations and audits to ensure quality standards are met.

· Advise stakeholders on performance delay(s) impacts on future contract agreements.

5. Reporting:

· Prepare and present regular reports on subcontractor performance, contract status, and potential issues to senior management.

· Maintain confidential standards of information when reporting externally regarding performance, status and potential issues.

6. Conflict Resolution:

· Be capable and professional in working to address and resolve any external disputes or contractual issues that arise during the project lifecycle.

7. Documentation:

· Maintain accurate records of contracts, amendments, and correspondence with subcontractors.

· Ensure all documentation is organized and accessible for review.

8. Additional Duties

YOUR SKILLS AND QUALIFICATIONS:

· US work authorization

· Strong electronic, written, and verbal communication skills.

· Must be detail oriented and highly organized.

· Ability to work well under pressure and prioritize and manage workload, manage simultaneous tasks and meet deadlines within a changing, fast-paced environment.

· Ability to work independently and report to multiple parties.

· Flexible and adaptable – comfortable with ambiguity or a challenge.

· Excellent analytical and problem-solving abilities.

· Proficiency in Microsoft Office Suite and Adobe. Ability to learn additional software packages.

PREFERRED SKILLS:

· Bachelor's degree in business administration, construction management, or a related field.

· Proven experience in contract management, preferably in a construction or project management environment.

· Certifications in contract management (e.g., Certified Federal Contracts Manager).

· Experience with project management methodologies.

· Basic QuickBooks experience – Accounts Payables

WHAT WE OFFER

Competitive total compensation packages.

Expected Pay Range: $50,000.00-$75,000.00

· PTO and seven paid non-construction working days, yearly. · One week paid vacation (five days) between Christmas and New Years.
